Rooms are small and noisy, carpets and walls require a little refurbishment, breakfast is absolutely sub-standard. But it is clean enough, the pub is great and probably the cheapest accommodation in Exeter. I asked for a double bed instead of two singles and they completely ignored me.

DO NOT stay here! The hotel may look cheap, but for what you get it is a rip off. The rooms are dirty, smelling of a mixture of chlorine of fags. The noise of trains and cars outside is annoying, but the hotel is weirdly quite inside. Probably as most people sensibly chose to stay at the Premier Inn.
We didn't risk the breakfast, as the kitchen's cleanliness if probably even worse than the rooms. The staff are unfriendly and unaccommodating. My room was freezing and both heaters they provided me with were broken in some way. The hotel as feels generally unsafe, so do not stay there on your own. We work up extra early in order to get out of the hotel and retreated to the station Costa, which is much more pleasant.

Exeter seemed like a nice town, but this hotel ruined my experience of it.

VERY DANGEROUS. stayed at this hotel on my own when travelling for work. I was woken up from my sleep at about 1am ish by a man coming into my room. He was clearly drunk and came fully into the room, the door closing behind him and headed toward me. I was obviously scared but tried to remain assertive and told him he was in the wrong room and he had to leave NOW!- on repeat until he left the room- not after hesitating several times in front of the door. Needless to say I was extremely scared and felt very vulnerable, being a female travelling alone. My door had been fully locked and yet he had managed to unlock it using a key card or fob. Knowing he could come back in at any point, I called the hotel reception- I had to use my mobile phone as no phone in the room- and the lady who answered sounded rather annoyed at being disturbed. I panickly told her what had happened and she said 'okay I will sort it out'. I actually had to ask her to come up to see me. She came up but couldn't reassure me of my safety for the rest of the night and was very harsh with me. Long story short, I had to flee the hotel in the middle of the night, past the intoxicated man who had come into my room and was now in a nearby corridor, and find a proper hotel to spend the last few hours of the night. The manager still took my payment and denies the incident happened. The hotel failed to provide a safe room to sleep in and therefore it feels as though they have stolen the money - for a service they completely failed to provide.
